Project Brief

To redevelop the entire former Middlesbrough Bus Depot site to provide a prestigious new 40,000 sq ft headquarters with additional rentable units for the client.  On the site was an existing building (the Bus Depot), covering approximately 45,000 sq ft  and consisting of garage/workshop and offices that were extremely run-down.  The building was used as garaging by the client but was very unsatisfactory and had numerous problems including:

Unique Challenges

  • A leaking fragile asbestos roof with discoloured rooflights and therefore little natural light internally
  • A low eaves level therefore vehicles could only enter the building through the gable end doors
  • No insulation
  • Out of date electrical systems
  • The existing pipe lagging & heating system contained asbestos
  • Externally, the yard only had one means of access, was very overgrown and in a bad state of repair
  • The ground and drainage system were both highly contaminated with heavy metals and hydrocarbons
  • The client was using part of the existing building therefore a phased demolish and rebuild project was required

 

  

Design

  • Design footprint of building to suit client requirements and enable remainder of building to be 'let out'.
  • Create new entrance onto site for tenants
  • Incorporate a phased demolition and re-build into the design to enable the client to remain permanently on site.

Construction

  • Remove all asbestos from the site
  • Disconnect the Gas, Water & Electricity Supplies
  • Demolish part of the existing building
  • Form an additional entrance to the site
  • Build phase 1 including unblocking, cleaning & surveying of  the drainage system
  • Client moves into Phase 1 of the building
  • Remainder of the existing building demolished & Substation removed
  • Build phase 2 and complete external works

Outcome

  • A prestigious new 40,000 sq ft headquarters
  • A pleasant and clean working environment with plenty of natural light
  • Increased security
  • An improvement in the appearance of the whole area
  • Additional rentable units for the client
